In October of 2022, Odessit Capital closed on three contiguous parcels situated on the side of Loon Mountain in the South Peak Resort of Lincoln, NH. This rapidly developing neighborhood has seen tremendous growth in recent years. The strategy for these assets is to develop one parcel at a time, using the proceeds from one to help fund the development of the next. As of July 2024, the construction of a 4,029 SF, 5-bed, 4.5-bath ski chalet on the first parcel – 211 South Peak Road – is all but complete. The driveway has been installed, and other hardscaping work is underway to beautify the exterior of the property and increase curb appeal as we host open houses and publicly market the property for sale. While the strategy is currently build-to-sell, the development team retains the option of holding one or more of the finished developments to operate as short term rentals in a desirable vacation destination.
